Today, people live in collective living spaces, that is, in apartments or housing projects such as housing estates. In such crowded living spaces, certain rules and regulations are required to ensure harmony and order among people. In Turkey, legal regulations regarding such common living areas are provided by the "Condominium Law". So, what is the Condominium Law? What are the rights and obligations in the law? Property owners are obliged to pay dues and participate in other common expenses. They must also be involved in processes such as building maintenance and repair.
3- Use and Maintenance of Common Areas:
Condominium owners have the right to use common areas. Therefore, they are obliged to accept the responsibilities for the maintenance and repair of these areas.
4- Site Management:
Site management or building managers have roles and responsibilities. These responsibilities include meeting organisation and decision-making processes.
5- Meeting and Decision Making Processes:
The condominium owners have the obligation to attend the meetings and the right to take decisions on the issues shared in the meeting.

Certain rights recognised to condominium owners within the scope of the law:
1- Firstly, the right of ownership. Condominium owners have the right of full ownership. Within the scope of this right, they can live in the property, rent or sell the property.
2- Property owners have the right to use the common areas of the building.
3- Property owners have the right to participate in meetings organised on site management and other important issues.
4- The condominium owners have the right to participate in and influence the decisions taken on the use and maintenance of common areas, building security and similar issues.
5- The condominium owners may participate in the existing building/site management.
6- The condominium owners have the obligation to protect and maintain their dwellings and common areas.
7- The condominium owners are obliged to participate in expenses such as site/building maintenance, cleaning and security.
